Property Management

The BHT Accounts Team oversee the accounting operations for the extensive Property Management portfolio. Working closely with both Property Managers and clients, this experienced team, comprising of dedicated Accounts Managers, ensure accurate financial reporting, compliance, and budgeting.

We handle all aspects of sales and purchase ledger and deal with regular to more complex reconciliations, cash management, and analysis for property owners, as well as regular month end reporting, VAT reporting and information to support management accounting. We use Qube Property Management software to ensure accurate financial reporting, invoicing and debt management and have the flexibility to meet all of our client’s needs.

We ensure timely collection of rents due under commercial lease terms, working closely with our accounts department to ensure that rent demands are raised well in advance of due dates, and client rent statements are issued. We can also provide advice on debt recovery action if necessary, including the instruction of enforcement agents or solicitors to collect debt.

We provide a full service to our clients throughout the service charge life cycle, from preparing budgets through to accounts reconciliations following completion of service charge year ends. This is done in line with RICS requirements under the RICS Professional Standard – Service Charges in Commercial Property (2nd edition). Regular inspections are carried out to ensure that the property is maintained appropriately, tenants are complying with their lease terms and contractors are providing the services required.

We ensure that Health and Safety compliance is at the forefront and maintain records as required. We work with compliant contractors on behalf of clients, who ensure that high standards are met at all times and insurance documents and risk assessments are available for inspection. (as well as ensuring that statutory compliance is met.)
